Krause+, a real estate development and management company, operates across downtown Des Moines and in Italy. Currently overseeing 89 residential units and 805,841 square feet of commercial space, Krause+ integrates local community, culture, energy, and economic potential into sustainable, enduring spaces.

2023 in Review
At Krause+, we diligently worked across design requirements to identify enhancements that cater to women and underrepresented groups, ensuring inclusivity throughout our projects. Our restroom designs now incorporate spaces for all genders, offering privacy for caregivers and accommodating gender-expansive needs.
In 2023, we proudly received the esteemed Community Enhancement Through Architecture and Design Award from the Iowa Architectural Foundation, in recognition of our dedication to commissioning architecture that enhances both aesthetics and community well-being. As long-standing partners of the Iowa Architectural Foundation, we supported initiatives such as architectural walking tours, fostering appreciation for architectural excellence and strengthening connections to the built environment.
Additionally, we achieved a significant sustainability milestone by transitioning all light bulbs to energy-efficient LED lighting at our East Grand Office Park. This initiative not only reduced energy consumption and maintenance costs, but enhanced lighting quality for occupants.

Commercial energy intensity (kBtu/bldg ft2)
Energy intensity dropped from the previous year. At our Italian office (KGI), over half of the electricity is generated on-site by solar panels, with the rest sourced from certified renewables via the grid. Moreover, no gas is utilized at the office, eliminating reliance on fossil sources. Electric vehicle charging points at the Krause Gateway Center saved approximately 600 gallons of gasoline and avoided about 2 metric tons of greenhouse gas emissions.

Commercial water intensity (gal/site ft2)
Integrated rainwater runoff mitigation measures implemented around the Crescent Building includes permeable pavement at parking spaces and bioswales that reduce runoff while purifying rainwater. The increased greenery and reduced pavement mitigate extreme heat during summer, lowering the building’s cooling energy needs.

Commercial recycling rate
We diverted approximately 2,600 pounds of organic waste from landfills at the Krause Gateway Center, while saving at least 46 trees through responsible document recycling in our offices.

Future Vision
At Krause+, a belief in integrating sustainable practices and Diversity, Equity, and Inclusion principles into every aspect of our operations is deeply ingrained. Recognizing the pivotal role of these principles in long-term success, innovation, and stakeholder value, we will prioritize their further integration across our business.
In pursuit of our sustainability goals, we prioritize several key practices. This will include adhering to green building standards such as Leadership in Energy and Environmental Design (LEED) certification to minimize environmental impact and improve energy efficiency. Additionally, we will invest in renewable energy sources like solar and wind power to reduce our carbon footprint and transition to cleaner energy. We will also implement measures to enhance resource efficiency, such as waste reduction and water conservation, throughout our projects’ life cycles. We will add more electric vehicle charging points around our buildings. Furthermore, we will procure eco-friendly materials whenever possible, considering sustainability, durability, and recyclability factors. These efforts will collectively contribute to sustainability across our operations.
Fostering a diverse workforce and providing equitable opportunities will remain integral to our approach. We seek to actively recruit and retain employees from diverse backgrounds, creating an inclusive environment where all feel valued and empowered to contribute their perspectives and talents.
Community engagement and promoting supplier diversity will also be essential components of our strategy. Engaging with local communities will allow us to understand their needs and aspirations, ensuring that our projects are inclusive and responsive to diverse concerns. Furthermore, we will seek and support diverse suppliers, promoting economic inclusion and fostering innovation and resilience within our supply chain.
